Study On Urban-Housing Problem In The Process Of Urbanization In China

There was Housing Problem long long ago, which became worse and worse with the urbanization.Housing problem includes three aspects: First, the supply quantity is short, that is to say, the supply quantity is unable to meet the demand; Second, the housing quality can meet the demand of the resident to the modern life; Third, the housing resources'allocation is unfair and wasted. Housing problem is very popular, both in the developed countries and the developing countries, whose difference is the degree and the aspect of the housing problem.According to the experience and the regular of the urbanization in the world, the urbanization will speed up when the urbanization ratio is beyond 30%. Nowadays, the urbanization is speeding up in china.In the future years, as one aspect of the urbanization, there must be a great quantity of people go to the city. Then the urban housing problem will become very serious, if the mechanical and natural increase is been considered.Due to the urbanization progress and the urban housing polices, this thesis separates the history to three stages, then analyzes the quantity, the quality and the allocation of the different stages. At last, we get such conclusions:The first stage, 1949~1978, the urbanization has been restrained, the urban housing is allocated by the government, the housing quantity is short absolutely, and the housing quality is very bad.The second stage, 1979~1997, the urbanization is speeding up step by step, the urban housing polices changed again and again, the key word of this stage is"transition", which is the foundation of the next stage's reform.The third stage, 1998 to now, the urbanization is developing with a high speed, the housing policy is currency. The key words are"part shortage"and"supply beyond demand relatively". In another words, one part of housing supply is too more, and the other part housing supply is too short, which is the key to keep the urbanization developing.
