In recent years, commercial real estate has become a hot spot for investment in China real estate market. The price as the market barometer, has reflected the market change directly. Therefore, how to accurately forecast and analysis the price of commercial real estate, and thus a more rational management of commercial real estate industry, become the major issues needing to urgently address. The paper studies the following aspects.First, theoretically explains the concept, classification, characteristics of commercial real estate, and some commercial real estate are different from the theory of real estate. Describe the development of commercial real estate situation and the reasons. Analysis the problems of the commercial real estate in the development process and the future trends. Illustrate the value structure, pricing methods and influencing factors of commercial real estate.Second, select 11 quantified factors to do empirical research. The principal component analysis shows that, the selected factors influencing the price of commercial real estate is more balanced. The regression result of full variable and commercial real estate shows that: fixed asset investment and commercial real estate price is significant negative correlation; annual per capital disposable income and commercial real estate price is significant negative correlation; population density, one year lending rate and commercial real estate price are significant positive correlation; the other factors have no significant correlation with commercial real estate price. The result of four common factors and commercial real estate price are not significant. The single-variable regression results of supply and commercial real estate price are not significant.Again, a case study of the sixth projects Tianjin You Lian Group. From 5 aspects of the Tianjin business conditions and Meijiang region business conditions, the situation of the project, the consumer groups of Meijiang region, the investment operations and SWOT to analysis the project pricing.Finally, according to the theoretical analysis, empirical research and case studies put forward the proposal of the development of the commercial real estate.
