Research On The Loan Risk Index System & Evalcation Of Commercial Banks In Real Estate Development

National housing and social security ministry, the ministry of finance, the people's bank of China and the other state ministries stressed strengthening macro-control, inhibit excessive price of commodity prices, but the price is rising. The abnormal phenomenon increase the risk of commercial bank's real estate loans and it's worth attention of commercial Banks.Based on the above understanding, using the combination of theoretical knowledge and application research method, this paper systematically research the problem of commercial bank loan risk monitoring and real estate development.In accordance with the scientific, systematic and operability principles of real estate development, the paper constitutes the loan risk evaluation index system. The index system includes five first grade classification indexes, such as real estate development enterprise solvency debt risks, and nearly 20 second grade observation indexes, for example historical debt-servicing creditworthiness, the complete corporate governance, the number of complaints about of relevant departments and so on. It also sets up a commercial bank loan risk evaluation model of real estate development and analyses the application of the model using the problem with a real estate project in Xian. Lastly, it gives the commercial bank loan risk of real estate development countermeasures and suggestions. This paper points out that commercial Banks should"establish the risk early warning mechanism","sound scientific decision-making procedures","implement bank loan funds management","take comprehensive measures to guard against and dissolve the loan risk","strengthening the system innovation, perfect the legal system, regulating the behavior argues"and"perfect operation mode of real estate project, to strengthen the mortgage loan and carry the countermeasures"to strengthen the monitoring of real estate development loan risk.
