In recent years, the real estate prices in major cities is continuously rising sharply, a substantial increase in demand for investment buyers, real estate prices have already exceeded the capacity of ordinary city residents. Real estate price has become the focus of government and society. In 2007, the U.S. subprime mortgage crisis which caused serious harm to the world's economic prosperity and stability of the financial system caused serious harm, warned our government must promptly identify the development status of the real estate market and quick to take effective measures to prevent or reduce great damage that the real estate price may cause to China's economic development. This paper selects commercial residential real estate market of Chongqing to research the price bubble.Since 1997, Chongqing has been a municipality. The real estate market along with the social and economic development of Chongqing, showing a booming supply and demand situation: real estate investment accounted for the proportion of GDP increased year by year, sales of goods and completion of residential area sustained and rapid growth of commercial housing prices continued to rise showing a situation and so on. This paper will begin with the existence of commercial housing price bubble in Chongqing market and around the bubble degree of measurement methods, the data model to estate the market bubble degree of Chongqing, the causes of Chongqing City real estate price bubble and Suggestions to treatment in detail. This paper will start with the foam and the theory of the real estate price bubble and will comment the current real estate price bubble in several academic measurement methods. By contrast, pointed out the advantages and disadvantages of various methods for the measurement below Housing Chongqing price bubble in the property market and laid a theoretical foundation for next. Then, describing the status of the real estate market in Chongqing from the aspects of supply, demand, price and so on. Followed will be specific measurement models and indicators to estate Chongqing City real estate market price of commercial housing bubble level. The results show that the housing market in Chongqing price bubble does exist and has been in the alert area.Finally, it will analysis the causes of real estate price bubble in Chongqing City from the macro background, urban development and other aspect and give some treatments and suggestions to the price bubble in Chongqing City real estate market.
