At present there are frequent contradictions in China property field, including the owner and enterprise own idea and the quality issues, but what's more are aspects for improvement in the management system and method. So it is necessary to seek for innovation ideas and puts forward the measures to improve the situation under the framework of existing policy, in order to improve our property service level and guide the resident to achieve the benign development. The paper adapted the application of property theory in management of common rights, combined with the construction process of residential project proposed the definition of residential property right, and gives community equity measurement model, then drew the corporate management model to achieve the economic benefits of community assets. The paper first analyzed the domestic and foreign related plots studies of law and the relevant expert's theory, to identify common rights and mutual rights of the equity investment under the condition of the rights of owner clarity which choose the property rights theory and engineering construction process for the thorough research, and gives the distribution mode of equity income; On the basis of the study, discussed the decision-making and supervision method of community rights management, proposed the framework of management mode. Finally, to illustrate the mode combined with example of Tianjin community. |
