With the rapid development of economy and the reform of housing system, professional property management has started to emerge.The infrastructure and residents'overall income of newly built residential district are relatively good,therefore, professional property management companies are willing to manage them. However,the infrastructure and living environment of old residential areas are not so good, professional property management companies are reluctant to manage them.The property management of old residential areas is not only the important component of urban management,but also a major problem which can not be ignored.According to statistics, old residential areas accounts for seventy-five percent of the total community. Thus the property management situation of old residential areas's determine the overall level of property management of Wuhan. Therefore, to study the property management of old residential areas in Wuhan is important to enhance the city's property management level and improve the living standards of people in Wuhan.This paper discusses the current situation of domestic and international property management fistly. Analysing the importance of property management, and by comparing the properties and characteristics between old and newly built residential district to find the similarities and differences between them.Then, through the experience getting from the property management of old residential areas in Nanjing,Shenzhen and Chendu. conbined with the reality of residential areas of Wuhan,to analyze the problems may coming out in carring out property management of old residential areas.And finally put forward some suggestions in the eyeview of residents, property management company and government based on propery rights theory,public goods theory, price theory and cases mentioned in paper.
