Property management is a new industry with the housing system and the reform ofthe management system and the birth of the city. Since the80’s of last century,Shenzhen has established the first property services, property management industry hasexperienced from scratch, from small to large, from chaos to gradually standardize thedevelopment process. As an emerging service industry, it has become an essential partof city management, community construction. Residential property management is thekey to healthy development, the society can the harmonious and stable.This paper traces back to the origin and development history of Changzhou cityproperty management, then investigated the current situation of the new North Districtproperty management in Changzhou City, analyses the problems and causes ofChangzhou new district property management, finally puts forward his own thinking onhow to perfect the city residential area property management: the government shouldimprove the residential property management construction of laws and regulations,improve the residential property management administration system of supervision, theestablishment of property management consistent quality price fee mechanism, tosupport the transition to modern service industry management countermeasures ofproperty management; property service enterprises should implement refinedmanagement, achieve economies of scale and other initiatives; owners should give fullplay to the role of industry, to achieve the standard of autonomy.
