In recent years, real estate of our country rapidly develops. The competition among the company gets more drastic. In order to make Cinda East Bay Real Estate have been competitive in Changchun and getting profit to make the company have further development, Cinda Real Estate realizes that project development is a necessary step in the following research: location of project, culture environment, cost control, marketing planning, brand building and property services and, etc. This paper will focus on Xinda Real Estate development and research projects. It also indicates that the significance of Xinda Real Estate project development and background, Changchun's market and geographic location, human environment; also have market research, cost analysis (land, ancillary fees), financial analysis (finance, management fees, return of capital, profits, etc.); developing reasonable plan, analysis and comparison between the disadvantages and advantages of Xinda Real Estate projects in Changchun; to analyze suitable policy and feasible method depending on the fact; and have further analyzed from the real cases, as follows:Changchun, as the capital of Jilin Province and one of the core cities in Northeast Asia, has rapidly developed in economic in recent years. Under the great macroeconomic environment in China, Changchun real estate market is more prosperous and directly contributes to the process of urbanization. Xinda Real Estate with other companies has this horn and responsibility to improve people's living environment.Xinda East Bay project, as the largest shanty town in Jilin Province, locates in the center of Changchun. The original residents have the low education and poor living condition. The research and development in this area will improve original residents living condition and change the original messy environment.The project has urban centers, urban river, the original ecological landscape, and many other core resources. However, the project still has lots of unfavorable factors because of original residents and secondary linkage development and capital demand and so on.Xinda Real Estate, as the financial background of a listed property company, has deeply analysis to determine the economic effectiveness from the macro market. According to the analysis, Xinda East Bay project has great economic returns and also is a milestone for Xinda Real Estate development. At the same time, through research on the project development and change of the original regional image, the new regional will become the center of eco-functional areas and the role of urban operations.Through this analysis and discussion, Xinda Real Estate Co., Ltd. recognizes the basis of internal and external environment, and has further clarified on the new market in development projects from the location, direction, strategy and the corresponding response. This paper uses the combined method between theoretical analysis and research to analyze the macro-policy environment, economic environment, the real estate industry, the real estate industry conditions, market demand and other relevant factors. In addition, it analyzes the external environment and internal environment of the Xinda Real Estate Co,.Ltd and proposed possible project development strategy. Finally, paper discusses Xinda Real Estate Co., Ltd. strategy and measures to ensure the operation of enterprises in the further developing.
