The real estate industry and finance industry are interdependent and mutually developing. The finance industry has played an important role during the expansion of the real estate industry in China. The bank credit has been the leading factor in financing structure of real estate enterprises in China, which is under the traditional planned system influence on the one hand, restricted by backward real estate finance industry on the other hand.The bank credit has been accounted for seventy percent of the whole capital sunk in real estate industry and involved in the development of real estate, which accumulated great finance risk. The People's Bank of China has published several documents for imposing restrictions on the expansion of the real estate bank credit, which can't reduce the finance risk of the industry. To solve the problem of financial risk is to introduce new financial instruments. At the end of paper, a model of evaluating the efficiency of the combinatorial financing mode will be raised. |
