The real estate industry is an important part of the national economy,it has an important impact on the development of our economy.Real estate enterprises face the problem of matching funds supply and demand in their own development,which restricts the healthy development of the real estate industry.The choice of real estate development funds data as a starting point the financing situation of China's real estate enterprises for statistical analysis,the traditional financing way of real estate enterprises in the background of policy tightening including domestic loans,self financing,the use of foreign capital,other funds have significantly limit the conclusions,and points out the problems existing in the traditional financing way such as the financing channels for a single,over reliance on bank funds etc.In the "Internet plus" under the background of the rapid development of Internet banking,Internet Banking for fifth consecutive years has been written into the government report,the real estate industry financial integration with the Internet came into being,the real estate finance trend is clearly derived from the real estate enterprises with market financing behavior of Internet Financial market based on this background.At the theoretical level,the necessity and opportunity of real estate enterprises with the aid of Internet financial financing are discussed from four aspects of policy,economy,society and technology on the theoretical level.Secondly,the different financing channels in the market are classified and studied,the different financing ways are compared,and the qualitative way is pointed out.The applicability,development,advantages and risks of the financing of real estate enterprises under the networked financial model.This paper selects a typical case in the market to make a detailed case analysis of the real estate enterprises with the help of Internet financial channels,and constructs a cost benefit model according to the background of the financing way and the specific transaction structure,and uses the cost benefit net present value method to make a quantitative analysis of the cost and benefit of the participants and to the cost efficiency.The results of the benefit model are analyzed and evaluated.Finally,the applicability of the financing path and the existing risks are discussed,and practical suggestions are put forward to contribute to the healthy development of the real estate enterprises in China.
