With the development of the system using land with paid, the transition that managing land as assets instead of resource, the land appraisal has become an essential part of land management. In information construction, it is the tendency to be informational of land management and appraisal. At present, many appraisal organizations in town still adopt the traditional craft treatment way in their work, which having become an obstacle on information construction. This article aims to set up a appraisal information system which suitable for most towns, in order to solve the backward problem in technique because of lacking funds.Following the software development theory, analysized comprehensively, systematically and with real example, the article develop the system and draw the conclusions as follows.Adopt three integrated development mode as VB6.0 , ACCESS , and MAPOBJECTS, set up a low-cost, better general character appraisal information system suitable for the land appraising work in town.The system could calculate automatically with six basic methods in an land. Because each method has one's own several kinds of formulae out of shape according to the real situation, it could satisfy the basic demand in our work. With the materials collected in appraise work, the system choose the formula by calculating utilization rate of the formula.According to the corresponding relation of appraising method and necessary materials in the calculation, considerating to the standardized principle of design of concerned data, the author has designed the systematic database, which was made up of many tables such as project basic information table, cost form table , reset price table ,etc.Building a database has strong common ability. The influence factor of land price and difference of degree is the main reason to influence systematic common ability, which was solved in the system. Firstly, the method of basic price of land coefficient revise offered inquiry, providing the workers to record data in real situation. Second, in the mothed of corporation in market, revising of regional factor and specific factor between estimating case and constant case, revising factors are few, and each factor to be revised while estimating a case of ground of each one is different, the system offer one calculate interface, appraiser may insert data actually, push " calculate " button, system will calculate and fill result to the main interface of input frame.The system has adopted MO to carry out the management of figure data. The controlling part can accepte picture layer from different data, avoiding the change of shape , distorted caused by different picture figure conversion, alleviate problems about system exchanges of GIS due to the difference of data form. |
