Real estate industry has become one of the quite important branches in the Beijing economy, however, many problems are exposed in the course of development. The environment of investment on the real estate in Beijing has changed a lot after the real estate credit policy of banks and the land remising policy revised. Therefore, it is very necessary to do a study on the real estate environment of investment in Beijing systematically and scientifically.On the basis of the study on the theories of the real estate cycle fluctuations and consulting the substantial evidence study on the real estate cycle fluctuations home and abroad, this paper puts forward the viewpoints as follows.Firstly, the fluctuations of the real estate cycle in Beijing are in the evening of the upsurge period, and the fluctuating degree will be less, The contraction period will be shorter.Secondly, the real estate bubble cannot be serious in Beijing from the view of formation cause and measuring criteria of real estate bubble.Thirdly, both the real estate investment and marketing are booming, but the investment growth rate will be on the decline, on the contrary, the sales growth rate will be on the rise.Fourthly, the demanding for the commercial housing in Beijing is great and the second-handed houses business are flourishing, which will stimulate to expand consumption further. However, the high vacancy rate is a latent intimidation .The key to solving this problem is the adjustment.of proportion of supply and demand.Finally, that the credit terms of banks are more rigorous and the commercial earth has been stopped agreement employment sale cause a group of enterprises with less capital and lower quality to face a severe challenge oBy means of the real estate financial market and policy alignment analysis, this paper recommends the real estate enterprises should try to strengthen the management of enterprises and focus on the development of REITS and real estate fund in order to resolve the capital issue 0 This paper also recommends the predominant enterprises grow larger and stronger by merging purchasing and recombining ,while the middle and small enterprises may combine the enterprise groups by excellent-excellent association ?The paper performs systematic and deep demonstration and an analysis about Beijing real estate market ,which worth referencing for the researcher and manager working in the field of real estate .
