| There are long historical culture background and realistic foundation in our country in the research of the position environment of inhabited region, launching the research in this respect helps us to pass on and develop the national civilization, to optimize the house utility and development, improve living quality, to make grades of house of urban land reflect good level on urban land quality and house level of consumption, and to realize the sustainable development of urban economic construction.Put forward the ecological position concept of the house, differentiate the relationship between the ecological environment and house value from two different angles, the ecological environment of qualitative and consumers. The environment is worth using, include the environmental cost in the house cost, and the category assessed that the environmental cost belongs to the price of land, and it's fully embodied by appraising of the impact of spatial structure of urban open space to environment value. The open space best embody the ecology in the city, it is the construction of urban. By GIS software of Arcgis, Mapgis and Supermap, this research uses the landscape ecological theory and method to study the open space of city, draw the law of impact on value of commercial residential building of the ecological environment. Use the model of price of hedonic to fit to the price of the house, and the result indicates that the landscape factor is considered, can reflect the ecological position of the house better, according to the change of the market price of the house even more. Patch Density and Patch cohesion Index exert a great influence on environmental quality of the house.Two suggestion on the government work, (1)For reflect the ecological position, regard them as one of the environmental factor in the making grades of land of urban house.(2)For Guarantee the save and construction of the large stretch of open space, regard the two indexes as the standard developed in district, when to formulate the planning index in the housing district. |
