Research On Community Grey Space Based On Property Right In Baoqing Blocks Of Hanzheng Jie

A specific space named gray space exists in interior city space, such as: Hanzheng Street and Baoqing Street. Gray space is a semi-public semi-private edge space which joins outside street and interior building, joins people's life and public communication activities. This article does the research in gray space in the property right side in order to find out the relationship or characteristics between community gray space physical space and property right. In addition, it can be a reference for gray space design.This research can be divided into three phases:1. Phase one is divide the gray space which is in the research scope into six different basic types that is based on the relationship between gray space and street section, and recognize all the gray space scattered location and basic characteristics;2. Phase two is analyzing public and private gray space in three different aspects: type, architecture material and construction, all of those are in the property right side;3. Phase three is choosing some instances of private gray space to do some detail research and analysis on the space, plan,edge, facilities and people's activities.Through the research and analysis of the three phases, the relationship between property rights and gray space can be summed up as follows:1. Property rights have a direct impact on the material forms, which has a specific performance in gray space type, building materials, construction practices and activities;2. Material forms of gray space also reflect the differences between property rights.3. Special self-control in the public houses and common-built in the private houses reflect the reconciliation between property rights and space.This article also gives some suggestions for gray space design:1. Encourage people self-built the gray space in the preconditions of city planning and city management. People can share good experiences about exploring gray space and limit the deucedly exploring;2. Public gray space should consider people's life, production and business requirements and allowed explored by people selves in the preconditions of no influence on public space;3. For these public houses in special needs, according to the experience of Baoqing blocks, property rights can be zoned to the collective, self-control houses can be used to solve the contradiction between property rights and the space;4. The gray space of public houses should be retained modest gray space with full public property , the space should be the appropriate area, facing the sun, and providing source of the community news, to meet the needs of people contacts.
