The Research Of The Evolution And Development Of Rebuilding Old Residential Areas In Shanghai

With social and economic development, Shanghai as the representative of the Chinese cities changed from planned economy to market-oriented economy and has entered the stage of housing upgrading period at the end of the last century. After reform and opening up, Shanghai is rebuilding its old residential more quickly. What is a reasonable way to rebuild the house that meet the needs of the settlements update? How to achieve further developments of the functions of cities when there has been easing various social contradictions? These questions have become the key issues that urban construction managers concern.This paper combines the basic theory research and the typical real diagnosis research together. On the basis of a deep analysis of the study object, Shanghai older residential areas' characters and difficulties and problems, the paper first used a longitudinal study perspective, recalled its history of update development process of transformation and forecasted its future development trend. Then, it used a hirzontal study perspective, analysed different types of old residential areas in Shanghai taken by the upgrading of the different models and compared the effect of specific cases and applicablity of them. Afert that, the paper summarized different upgrading models fit different old residential areas in Shanghai, which seek to find a method system to guide the current old residential areas updating. After obtains the above theory achievement and case proof, the article summarized that: a large-scale demolition and reconstruction for upgrading of the model is no longer adapt to the current situation of the older residential areas of Shanghai, in the next period of time, it will be replaced of function improvement model. Finally, the paper made the summary statement in three aspects: orientation, method system and policy framework of rebuilding old residential areas in Shanghai, and expected to form a more orderly system of rebuilding in order to meet the old residential areas upgrading needs in coming period, as well as in other cities in China for reference.
