| The progress of Chinese economy developing and the urbanization is shaken and covered unprecedented, and the city appearance has changed with each new day when China as a high-speed developing. Meanwhile many new problems of city emerged, such as the model of city-renewing, consistency of history culture and the preservation of city-characteristics., in order to face the increasing need, more and more new districts have been built. The urban planning and architecture of new district is"globalization", which leads to vague characteristic. On the other hand, many old districts have to adaptive use or rebuilt in physical environment thus causing the lost of historic block which is regarded as the carrier of traditional culture.Space-concept and common-acceptance which historic block owned are the most fascinating parts of the cities. So that promoting the historical districts is to promote the whole city. How to protecting and developing old districts is the hot topic during city's development and commercial rehabilitation is widely used to settle this problem. The thesis gives will give analysis from social, economic, historical culture aspects to this phenomenon, and provides instruction on the theory and method.The whole thesis including six chapters and four parts as follows:The first part (the 1st chapter) expounds the research background of this thesis, and summarizes research target, purpose, methods and the structure of the thesis.The second part (including the 2nd, 3rd and 4th chapter) explains the relative definition of historical districts and introduces the definition of commercial adaptive use , analyzes the relationships between types of historical districts and reconstruction, the model of commercialized-reconstruction for different types of old districts. Find the elements causing decline and possibilities of revival and through the analyses of practices of home-broad historic block's commercial adaptive use. The thesis has a research on the models of commercial rehabilitation. Furthermore, individual point will be added to explain some remaining problems.The third part (the 5th chapter) is to settle financing problems, analyzing public-management polices and public-participation in commercial adaptive use, some constructive advices are worked out.The forth part (the 6th chapter) according to the former three parts research, proposing the principles and points which used in commercial rehabilitation, and giving some ideas of commercial rehabilitation aimed at have the positive function to our country historic block commercial adaptive use. |
