The Research On Chinese Urban Commercial/Residential Mixed Use Building In The Post-industrial Period

At the beginning of the new century, by the increasing development of our country's real estate market, a series of new ideas following the heels with current international fashion come out one by one, in which the most successful one is the SOHO (Small Office, Home Office), which is to take the daily life as the main content to develop the traditional housing space pattern.However, our special national condition has caused the SOHO concept dissimilated, so the "commercial" sub-SOHO and the commerce- residence building market takes extensively, but also has made many kinds of questions along with. In some degree, the commercial/residential mixed use building is the inevitable product in the transition period of our country's fast urbanization and the economic system development, and it will exist in certain space and time scope, therefore we should guide its benign reforming by the appropriate way. The author made the research on the commercial/residential mixed use building in this article from the relationships between the policy and the laws, the buildings and the city as well as the constructs itself, to study this Chinese characteristic property type. The main contents are as follows:Firstly, the author elaborated the background and the significance of the research, made the research method and the goal clear, and constructed the frame of the research. Basing on the research of the correlation concept with the commercial/ residential mixed use building, the definition of the commercial/residential mixed use building was restricted. And the definition of the post-industrial period was also elaborated. At the same time, the present main research and the theory interrelated with the study were reviewed and evaluated.Secondly, the author obtained the difference between the industry period and the post-industrial period, analyzed characteristic of the industry in the post-industrial period, and proved the inevitable appearance of the commercial/residential mixed use building from the subjective and the objective stratification. In this foundation, the significance of the commercial/residential mixed use building was elaborated.Thirdly, the present situation of the commercial/residential mixed use building was analyzed through the demonstration research, the existence questions were discovered, and the exploration of the design pattern on the commercial/ residential mixed use building was carried on. Improved policies and regulations, the suggestion connected with urban design strategy and optimized principles of architecture design were proposed. On the basis of example analysis, the development tendency of this type construction was summarized as the method of multiple functions. Finally, two practical researchs (commercial housing complex and no interspace housing) were carried on to explore its benign potential evolution pattern.
