According to statistics, about 45% of the total carbon emissions is from buildings, while housing carbon emissions account for a large proportion of building carbon emissions. In 2009, China promised to reduce the unit GDP carbon dioxide emissions by 40% to 45% in 2020 than in 2005, and accelerate the construction of low-carbon industrial system. This paper is a study on green housing evaluation system and tries to put forward a new evaluation system, though which the real estate industry could get some specific practice and thus reduce housing carbon emissions and meet our government's reduction commitments indeed.At present, the evaluation system of green housing is still in its infancy, so there are a lot of problems. First, the definition of the of green housing concept is not clear; Second, the existing evaluation systems involve various types of buildings besides housing, exactly speaking, there is no real green housing evaluation system; Third, the existing evaluation systems do not specifically elaborate the management mechanism of evaluation and the criteria are not uniform, meanwhile, the setting of the evaluation weight is not objective enough. Green housing involves construction, heating, ventilation, air conditioning, lighting, electrical appliances, building materials, thermal, energy, environment, testing and other aspects. Therefore, there are many evaluation items should be considered.This paper firstly analyses and sums up the green housing evaluation systems of Britain, United States, Canada and Japan, especially their evaluation management mechanism, structure, process, contents, weight system, assessment results and related policies. Secondly, the article analyses the current main green house evaluation systems in China and identifies the problems and shortcomings by comparison with foreign evaluation systems. Finally, referred to the relevant research on green housing evaluation systems by China Real Estate Assessment Center and Oriental Real Estate Institute of East China Normal University, this article establishes a green residential real estate differed from the previous ones and divides the evaluation concept into six parts, including renewable energy system, energy-saving building system, decorated system, energy-saving equipment system, green landscape system, energy-saving design-construction-materials and operation system. Each of their rating criteria is also stated. Moreover, The paper provides a suggestion for green housing evaluation method system. That is utilization of the AHP method, Fuzzy Comprehensive Evaluation and TOPSIS method to determine the weight system.The green housing evaluation system raised by this paper is of great practical value. It not only provides guidance for relevant industry on the green housing industry chain, but also helps the public when they make decisions. What's more, it is a meaning reference for further research.
