Commercial real estate starts late in China, but it has fast development speed and spectacular achievements. Facing this high speed, developers should keep brains sober and shouldn't blindly follow-up. A shopping mall which has huge, slow recovery of investment, is vulnerable to dynamic factors such as changes in demand, the impact of the policy orientation and so on. In the current domestic situation, we have mainly qualitative analysis, and almost no quantitative analysis. So it increased the risk greatly.This article summarized systematically the commercial quantitative researches at home and abroad in view of the above question including facility location models, trade circle theory and the choice behaviors theory of consumers. After that this paper put theories above into shopping mall location with a consideration of China's situations. There are three classical location problems and their common algorithms in facility location: median problem, covering problem and center problem. Trade circle theory expresses Reilly's law, Huffs law, buying power index and the relationship between competition and gathering. Consumer theory introduces its shock to traditional ones from the aspect of review, random selection theory, separate choice theory. Then the paper present the functions of GIS including basic and advanced functions, what's more, features and second development of the SuperMap5 are introduced.One of the targets of the paper is to work out a unified index system and build a scientific location model for a shopping mall. First of all, it introduces the relevant knowledge of the commercial real estate and shopping mall. Then build and explain a index system on the basis of domestic present situation, successful cases, the location principles of a shopping mall. To make the index system useful, a case is well tested using a method mixed with analytic hierarchy process and multistage fuzzy comprehensive evaluation. After that median location problem based on customer choice of probability, covering location problem based on customer choice of probability and multi-objective programming model are built, closely solution being proved. At last, this paper elaborates the application of GIS and LINGO in the light of their characteristics and analyses shopping mall location quickly and efficiently by the two computer tools in the area of one district of a city. The results are in accord with the reality.
