Differentiation And Character Analysis Of Xi'an City's Residential Space Based On GIS

Abstract/Summary:
Through the development of market economy during the 90s of 20th century,the original structure of urban residential space in the city has undergone a fundamental change,especially after 1998,along with the land use system with compensation and implement of monetary policy for housing allocation,commercial residential property has taken the leading role in real estate market,and the demand of buying commercial housing from individual residents has increased every year,which requires large-scale housing construction to supply the market needs, while at the same time differentiation of living space is gradually formed. As a typical example, Xi'an City has experienced a rapid economic growth and sustained prosperity in recent 20 years, which has raised living standards and also changed housing needs from residents. Nowadays, both market supply and housing demand from residents are showing a great amount of varieties in Xi'an,which has made the differentiation of living space become more obvious. This article looks at Xi'an as the object of research, and through extensive data sample collection and application of GIS technology tools it analyzes the current differentiation of residential space in Xi'an City and the characteristics of multiple impact factors which are influential to this condition. On this basis, a dynamic trend of residential differentiation is further predicted, and the corresponding planning solutions is put forward.This article includes a total of six chapters. The first chapter mainly discusses the research background, content, purpose and meaning, which recalls the research status of living space differentiation both in China and abroad, and then the deficiency of current research and innovation are brought forward, which are serving as a basis of this study to clarify its thesis constitution and technical approach. The second chapter executes a comprehensive discussion on the concept of residential spatial variation and theoretical model, and briefly explains the technical research methods applied in this thesis. Third and fourth chapters are the core content of this article, which includes empirical studies of residential differentiation in Xi'an City by using GIS analysis tools. The third chapter is mainly carrying an analysis of current characteristics of residential differentiation in Xi'an, and the results of this study show that the characteristics of Xi'an City residential space differentiation in spatial distribution, administrative location, housing price and traffic circle are most outstanding. The fourth chapter respectively analyzes several crucial impact factors for residential space differentiation, including school, green space rail transit, cultural attractions and commercial facilities. It is proved that these five factors for space differentiation have different effects toward residential zoning. for example, green space and cultural attractions have greatest influences on the price of surrounding new development of residential properties,which form the gradient circular differentiation pattern; rail transit axis has prominent impacts on the number of real estate development, but its influence on the price of surrounding new development is not very significant. Based on current spatial characteristics and influencing factors, a total of four aspects of differentiation are summarized, which include: residential space differentiation patterns are formed as circular layers, fan-shape, multi-core and embedded shape which coexist in Xian city; the level difference of geo-spatial location is obvious; the polarization of residential space selection between high-income class and low-income class is remarkable, which is showing the characteristic of outside high and inside low; the characteristic of residential space differentiation is more and more complicated, especially in the residential districts from 2nd Ring Road to 3Rd Ring road. Chapter five is based on the previous two chapters and provides further prediction and analysis of the dynamic trend of residential spatial differentiation in Xi'an city, and then the corresponding strategy is proposed as a potential solution, which could also provide a reference of residential space optimization strategy to other cities. The final chapter of this thesis brings forward the conclusion and summarizes the main results of research which also suggests related issues for further study.This thesis applies GIS technology on the quantitative analysis and research of Xi'an City residential space differentiation. From the perspective of research methods, this approach could make up the deficiency of data integration analysis ability for the past traditional method, it will also enrich the research levels and make the result of this thesis more scientific and reasonable. From the perspective of practice, through an empirical study of the urban area of Xi 'an, this thesis not only recognizes the status and characteristics of residential space differentiation in Xi'an City, but also predicts the future developing trend of such issue. Therefore, many existing problems of residential space in Xi'an city are revealed in certain extent and corresponding planning solutions are proposed. These results of research will definitely provide constructive guidance and suggestion for Xian city planning concepts, development strategy, space layout, residential building construction, planning management and housing policy.
