Abstract/Summary:
Land capital is an ancient and realistic proposition;land capital is derived from the asset attributes of land,and land assets play a very important role in promoting the process of urbanization.As a relatively independent and complete space unit of regional economic and social development,urban agglomeration plays an important role of resource integration in the shaping and development of regional growth pole.This study seeks to improve the spatial structure optimization of urban agglomerations from the perspective of land capital,proposes and verifies the hypothesis that land capital agglomeration is one of the fundamental driving forces for optimizing the spatial structure of urban agglomeration,explores the theory on how land capital movement drives regional economic development in a sound and coordinated way,and then carries on empirical study of the case city group with scientific approaches,draws conclusion,suggests plans and gives advice.The research has remarkable theoretical and practical significance.From the literature review on the spatial structure of land capital and urban agglomeration at home and abroad,it is found that the relevant information is very scarce.Although the research on the spatial structure of land capital and urban agglomeration has been carried on all the time,in-depth exploration in the law of land capital operation is very scarce,and even more lacking is the research on the spatial structure optimization of urban agglomeration from the perspective of land capital.From the observation of urban economic phenomena,there is obviously a close relationship between land capital and urban agglomeration spatial structure.In order to clarify the relationship between them,the study defines the concepts and connotations of land capital and land capital agglomeration,describes the composition of land capital and the law of land capital accumulation,and uses the improved stock-flow model to describe the agglomeration of land capital.The urban spatial growth model is extended to the urban agglomeration,and the population space migration model is constructed to deduce the influence of land capital agglomeration on the spatial structure of urban agglomeration.The literature and theoretical study is as follows.Firstly,there is the phenomenon of land capital agglomeration.The agglomeration of land capital originates from the agglomeration effect of production factors,such as land,capital and labor force,ect.High land capital value plots are easier to combine with other factors of production to bring high output.Secondly,there are two stages of savings and transformation in the growth of land capital.The stage of saving is the process of the natural material capital and elements combining with the land.The transformation stage is when the land enters the market transaction,land capital value is manifested as land prices.These two processes are intertwined,which may be the cause for attribution dispute in land capital appreciation.Thirdly,the agglomeration of land capital will have an impact on the spatial structure of urban agglomerations.The natural material characteristics of land and human socio-economic activities affect the value of land capital.The agglomeration of land capital,in turn,will also affect the choice of human activities,brings "Matthew effect" in the land capital,and then the urban agglomeration between the urban structure.It further drives the change of the key elements,such as the boundary between cities,the city expansion direction,the determination of the core cities and the distribution of population,and finally leads to the match between land capital agglomeration degree and the spatial utilization efficiency of urban agglomerates to achieve the efficiency resource utilization.In order to verify the theoretical hypothesis that land capital agglomeration drive urban agglomeration optimization,the index system of spatial structure of urban agglomeration is set up,the land capital value is represented by the land market transaction price,and the Shandong Peninsula city group is chosen as an example to analyze the correlation between the two.Based on social network analysis,geographic information system,cluster analysis,GLS regression analysis and spatial autocorrelation analysis,this paper uses the analysis software,such as UCINET6.0,ArcGIS10.0,SPSS19.0 and STATA12.0,to validate the theory that the land capital drives the spatial structure optimization of urban agglomeration.Firstly,the thesis calculates the spatial economic link index of the cities of Shandong Peninsula from 2007 to 2014,and obtain the spatial structure data of spatial network density,out-degree,in-degree and degree of center potential by UCINET6.0.The results show that with the increase of land price,the spatial structure network of Shandong Peninsula urban agglomeration is becoming increasingly close.Such cities as Jinan,Qingdao,Zibo and Weifang are clearly in the center of urban agglomeration spatial structure,but their central advantages are not prominent,and the spatial structure network structure shows a flattening trend.Secondly,the gradient distribution of land prices of different land types in Shandong Peninsula city group from 2008 to 2015 was obtained by Kriging interpolation method,and the results show that Jinan,Qingdao,Yantai and other cities with higher overall land prices.During the period from 2008 to 2015,the price gap between the small towns and the central cities decreased gradually,and the commercial land price gap widened,while the price of industrial land was not much affected.It further shows that,with the development of urban construction and transportation,the living conditions of small towns have been greatly changed,the demand for living has increased,and on the contrary,the commercial activities have been reduced.The land price distribution pattern of Shandong Peninsula city group is consistent with the layout of urban spatial network of the area.The correlation between land price and spatial structure index is analyzed by GLS regression analysis and spatial correlation test using STATA12.0.The results show that there are correlation and spatial spillover effect between land price and spatial structure of Shandong Peninsula urban agglomeration.And the effect of land price in the lag phase on the space structure is more obvious.Land capital is the main factor of spatial structure change of Shandong Peninsula urban agglomeration,and the spatial structure of urban agglomeration has yet to be optimized.Finally,by combining theoretical and empirical research conclusions,the thesis proposes optimization path and policy recommendations of urban agglomeration spatial structure.By construction of public infrastructure,optimization of environment and improvement of population quality,the land capital of small cities or towns can be enhanced,and the small cities can attract more people and funds.The original pattern of the industry and economic structure should be optimized,and division of labor adapted to the new urban agglomeration be achieved.By breaking the inherent administrative structure,the resources and elements should flow freely within the region.Under the guidance of the strategic layout of the Axis and Belt,the development of inland areas should be promoted;with the development opportunities of urbanization and financial innovation,functions of core cities should be optimized and strengthened,so they can play their due roles.The innovation of the research is reflected in the process of agglomeration of land capital;the internal relations between the spatial structure of urban agglomeration and land capital are discussed;the spatial structure of urban agglomeration and the quantitative index of its optimization are put forward.
