Research On Real Estate Industrial Investment Fund Of China

Based on real estate financial and real estate economics, this paper systematicallydiscusses the investment funds of real estate utilizing the qualitative and quantitativemethods. It advances the definition and features of investment funds of real estateindustry and then interprets what impacts it will have on financial market and nationaleconomy. After comprehensively comparing the current situation of foreign estatewith that of domestic situation, this paper offers a basic idea of the institutionalarrangement for the real estate funds and then sets up a frame to research the realestate funds in order to break through of the regulation shortage.After analyzing the organization, administration mode, operation method andgovernance system, it discusses the financing and withdrawal system of real estateinvestment trust funds in china and then puts forward some practical measures totackle these problems. This paper also probes into the product line, operation mode ofreal estate investment trust funds for a preliminary discussion. It also start from theviewpoint of financing mode to do research on the real estate mortgage funds toanalyze the value of real estate mortgage security. It also puts forth the operationmode of mortgage funds. Basing on the theory of measuring the risk of funds, itdeeply discusses the methods of risk measurement and then offers the basic idea ofhow to do the quota management of real estate investment funds. It also establish thebasic method of how to control the flowing risk of investment funds and then sets upone-variable and two-variable optimal incentive model.This dissertation also puts forward a DEA method to evaluate the real estateindustry investment funds from the viewpoint of relative effectiveness. In addition,this paper also gives a basic idea to make a comprehensive evaluation on theperformance of real estate industry funds.
