Well functional land market has active significance in Land resource allocatin, land utility increasing and social welfare improvement. There’s a long way to realize market regulation of farmland non-agriculturization or conversion to urban land use as the constraint of urban-rural land dual structure and rural land property rights’ institutional defect. It’s necessary to make study on logical relations and influence between land non-agriculturalization and land marketization, in order to play a better role for market allocation of land resources. Based on the background of China’s accelerating urbanization in recent years, also the strong demand of urbanization for land non-agriculturalization, this article started with the relationship between land non-agriculturalization and land marketization and then explored their interaction mechanism. It focused on the analysis of land marketization’s effect path on land non-agriculturalization which provided thoughts and foundation for market regulation of land non-agriculturalization.Economic model of land non-agriculturalization action and market regulation was build, conclusion showed that market regulation in process of land non-agriculturalization reflected in land remising price price and profit distribution on the one hand and number control of land transaction on the other hand. Based on theoretical model, land policy evolution, reform process of land marketization and land conversion, China’s land conversion process showed combination way of coercive institutional changes and induced institutional changes with market logic that reflected in policy break, grassroots practice, interested parties’ game behavior, invisible land market development and so on. In order to confirm the relationship between land non-agriculturalization and land marketization, land marketization level was measured by weighted of bid, auction and listing proportion in state-owned land remising price. Then vector autoregression(VAR) model was adopted to analyze the relationship on national level and the results showed the influence of land marketization on land non-agriculturalization which accompanied with time-lag effect dominated in their relationship. Furtherly combining with the process of urbanization and non-agriculture, by two-way fixed effects model and impulse analysis of panel data, conclusion obtained that the long-term influence of land marketization on land non-agriculturalization showing reduced or restricted effect in three different areas of Pulling Expansion(PE), Stable Expansion(SE) and Later Expansion(LE).For deeply seeking the influence effect of land marketization on land non-agriculturalization, convergence analysis was introduced to prove conditional convergence of land non-agriculturalization in national and regional level and land marketization accelerating this convergent tendency of land non-agriculturalization. Then threshold effect model was adopted to research the impact of land marketization in different remising price price’s change interval. It came out that three threshold value existing in nationwide and three kinds of areas, and the influence of land marketization on land non-agriculturalization changed according to the different price interval. During urbanization progress, the gradual increasing of land remising price and improving of land market played restricted effect on land non-agriculturalization at the national and regional levels. Because of different areas’ different price interval, there may have been “high-price level trap” situation, that meaned in regions with relatively mature land market, where high price interval existed below threshold value in which land marketization played promoting effect on land non-agriculturalization. This may even caused excessive farmland conversion which should be avoided as possible in areas with high level of land marketization in process of urbanization. Taking Tianjin as a case, by analyzing the time series and impulse relationship between land non-agriculturalization and remising price, the correctness of national level threshold effect model was proven and then the view of “high-price level trap” was also verified.The future direction of land institution reform should pay attention on compensation for deficiency of land market mechanism, including market entrance exploring for agricultural land, property rights mortgage, compensation improvement during process of agriculture land conversion. All this would be contributed to play role of market for controlling and restraining land non-agriculturalization and to bring it returning into reasonable interval under the guidance of ture value reflected in resource allocation, thus realizing optimization of land institutional performance and the release of land institutional potential. Conclusion of this research paper provided enlightening and meaningful reference for land institutional design and policy advice was proposed about farmland non-agriculturalization control and land marketization system construction, which may bring thought innovation for land market reform leading by the government.
