Real estate industry is a key industry in China,and the high turnover rate of sales personnel has always been a major problem for real estate enterprises.Given the lack of housing speculation and scattered outbreaks of the epidemic,the operating performance of real estate enterprises has also declined,and the turnover of sales personnel is more common.The frequent flow of sales personnel will in turn affect the operating performance of real estate enterprises,forming a vicious circle.How to reduce the turnover rate of real estate sales personnel and stabilize the sales force is a big problem that real estate enterprises need to solve urgently at present.In this paper,A real estate company as the research object,according to the theory of psychological contract and the related research findings of turnover intention as the theoretical basis,first of all,based on A real estate company six sales staff leaving,six part-time sales staff in-depth interviews using grounded theory concludes the influence the main factors of A real estate company sales staff turnover intention,After that,A questionnaire survey of 148 salespeople was conducted,and Nvivo11 and Spss software were used to process the data,and the main factors affecting the turnover intention of salespeople in A real estate company were tested.The research found that: at present,the turnover intention of the sales staff of A real estate company is high,among which individual characteristics,interpersonal relationship,growth and development,work cooperation,salary and treatment have an important impact on the turnover intention of the sales staff of A real estate company.According to the conclusion of the study,some countermeasures suggestions are put forward,such as attaching great importance to the stable work of the sales team,optimizing the personnel management system,optimizing the salary system and reward system,strengthening the career development and career planning of the sales staff,and creating a good company atmosphere.This study can provide reference for A real estate company to stabilize the sales force and realize sustainable development,and can also provide reference for other real estate companies.
