In recent years,under the general principle of "no speculation by homeowners",we will continue to strengthen the government’s effective control over funds in the real estate sector.While maintaining the steady growth of the real estate market,we will effectively restrain the real estate bubble and prevent the irrational flow of funds into the real estate sector.In this context,China’s real estate industry has gradually gone into a downward phase.In addition to the continuous epidemic at home and abroad and the sluggish macroeconomic situation,the already severe situation of China’s real estate industry has been aggravated.Therefore,it is of great significance to continuously strengthen enterprise risk management and establish a mature project risk management system for real estate development enterprises to improve their adaptability to complex environments and achieve sustainable development of enterprises.The project implementation stage is an important stage for real estate enterprises to convert concepts into physical products,which is directly related to the normal development and operation of real estate enterprises.Therefore,the management and operation of the project implementation stage are crucial to the success of the project.Based on the relevant risk management theory,this paper starts with the risk management status of W real estate company,and carries out risk management research on the B project invested and developed by W real estate company in the implementation stage.First of all,the main risk factors in the implementation phase of Project B are identified and determined by using the brainstorming method and Delphi method,so as to build a risk evaluation system for the implementation phase of Project B with 4 first-level indicators and 15 second-level indicators,secondly the analytic hierarchy process and entropy weight method are used to obtain the combination weight.On this basis,the fuzzy comprehensive evaluation method is used to calculate the comprehensive risk level in the implementation phase of the project.Finally,the comprehensive risk level in the implementation phase of Project B is determined to be Level IV(higher risk),so it is necessary to pay full attention to the risk factors in the implementation phase of the project;Then,based on the above research results,combined with the current risk management situation of W Real Estate Company,to avoid risk events and ensure the normal operation of the project,this paper discusses the risk response measures and management suggestions in the implementation phase of Project B.Through the risk research on the implementation stage of project B of W real estate company,w real estate company should pay more attention to risk management in the future production,operation and project development process,continuously improve the awareness of risk management from top to bottom,and realize the normalization of risk management.Finally,according to the risk evaluation results,combined with the relevant risk theory and the company’s situation,risk response measures and risk management suggestions are proposed.At the same time,it can provide reference for other real estate development enterprises in the implementation stage of risk management.
