In order to adapt to the continuous increase in the floating population in China in recent years,real estate enterprises have actively developed rental housing business,but they are facing problems of low rental income and slow fund recovery.In addition,bank financing,as an important financing channel for real estate enterprises,has been subject to strict regulatory restrictions,which has led to a tight financial chain for some real estate enterprises.The application of real estate trust financing in leasing housing conforms to the macro policy of "renting and selling simultaneously" and the transformation of the real estate industry from selling houses to asset operation,which can effectively solve the problem of financing difficulties for real estate enterprises.However,there are many risks in practical operation.Therefore,how to effectively identify and evaluate its risks has become an urgent problem in China’s rental housing market.This article selects the successful leasing housing trust financing plan issued by Huafa Industry as the research object.Firstly,it reviews domestic and foreign literature on risk assessment of leasing housing trust financing,and outlines relevant concepts and theoretical foundations;Secondly,introduce the company background and main business of Huafa Industry.Based on publicly available financial information,analyze its financing status,including its financing needs and methods.Then,introduce the issuance situation of Huafa Industry’s rental housing trust financing project,with a focus on analyzing its financing process to identify potential risks in each stage of the plan operation;Thirdly,determine the evaluation indicators of the identified risk factors according to the analytic hierarchy process,obtain the weight of each risk factor,and then build a fuzzy comprehensive evaluation system to evaluate the risk of Huafa Industrial Leasing Housing Trust financing,and analyze the financing risks according to the evaluation level,including regulatory risk,market risk,project risk,management risk and operation risk;Finally,based on the evaluation results of each risk factor,practical and effective risk prevention measures are provided according to the risk level,providing theoretical reference for Huafa Industry to prevent the risks of leasing housing trust financing,and also hoping to provide some reference for the development of leasing housing trust financing in China.
