| Real estate development has played a significant role in promoting China’s economic growth,the development of other industries and the improvement of living conditions.Real estate development has the typical characteristics of large resource consumption,large economic output and large environmental pollution.Due to the high profit,most real estate development enterprises attach importance to development but despise environmental protection,consume resources excessively and discharge a large amount of pollution to the nature,and the degree of loss of the ecological environment is increasing.In academia,there are many studies on the economic benefits of the real estate industry or enterprises,but very few studies on the pollution properties of real estate development.In recent years,China government has vigorously advocated the concept of sustainable development and continued to put forward development strategies such as the construction of ecological civilization,high-quality development,and the goal of "double carbon".Therefore,the extensive real estate development deviates from the concept of green development.The problem of how to realize the ecological and intensive real estate development needs to be solved urgently.The key to solve this problem is to grasp the degree of coordinated development of resource consumption,socio-economic output and ecological environment loss in real estate development."Ecological efficiency" is the mainstream indicator that represents the interaction between resource input,socio-economic output and environmental damage,and its essence is very consistent with the characteristics of real estate development.Therefore,this study combines the ecological efficiency theory with real estate development,and measures and analyzes the level of ecological efficiency of real estate development in the Yangtze River Economic Belt,in order to provide a basis for the intensive development of real estate development and provide new reference for future research.This study selects 108 prefecture-level and above cities in the Yangtze River Economic Belt as the objects and conducts empirical research based on panel data from2006 to 2020.Firstly,literatures related to ecological efficiency,ecological development of real estate and ecological efficiency of real estate development were reviewed to define the theoretical connotation of ecological efficiency of real estate development.Secondly,based on the theoretical connotation,ecological footprint theory and related research,the evaluation index system of ecological efficiency of real estate development is constructed,and the ecological footprint of real estate development was calculated as the index of non-expected output.Thirdly,the static measurement model,dynamic analysis model and decomposition index model were established to measure the ecological efficiency of real estate development,and the reasons for efficiency change were analyzed from the perspective of technological efficiency change and technological progress.Fourthly,the spatial autocorrelation model and Markov chain model were constructed to analyze the spatial spillover and spatio-temporal evolution characteristics of the ecological efficiency of real estate development.Finally,based on the research conclusions,this study puts forward policy recommendations for the green development of real estate development,and summarizes the areas that can be further improved in the future.The findings are as follows:(1)The ecological footprint level of real estate development in the Yangtze River Economic Belt increased year by year in the study period,and the ecological footprint level of construction waste and wood was the highest,and the ecological footprint level between cities was quite different.(2)The ecological efficiency of real estate development in the whole area has not reached the effective level.The ecological efficiency in the middle reaches of the Yangtze River lags behind but grows the fastest.The ecological efficiency shows the characteristics of urban agglomeration distribution in geographical and spatial location,and the ecological efficiency of different cities shows a convergence trend.(3)The ecological efficiency of real estate development has increased steadily in the time domain,and technological change is the main reason for the growth,while technological efficiency change is still insufficient.(4)The ecological efficiency of real estate development has the characteristics of spatial agglomeration,mainly showing the spatial distribution pattern of "high-high" agglomeration and "low-low" agglomeration,most cities have strong spatial agglomeration,and the type of agglomeration at each time point is stable.(5)The ecological efficiency of real estate development tends to maintain stability,and the risk of transformation to a low level is low.The transformation of the ecological efficiency level of the city itself will be affected by the level of the neighboring cities,and the possibility of simultaneous horizontal transition of the ecological efficiency of the neighboring cities is low.Therefore,in the period of real estate industry shrinking,enterprises and governments should pay attention to improving the resource allocation efficiency of real estate projects from the perspective of ecological environmental protection.Increase the circulation of real estate development elements between cities,expand the scope of "carbon trading" market pilot,establish a reward and punishment system for development enterprises oriented by ecological environmental protection,set up tiered real estate development pollution charges and other strategies,so as to promote the green and low-carbon real estate development. |
