With the rapid development of China’s economy,urbanization has greatly promoted the development process of China’s urbanization,which has a profound impact on the trend of China’s housing price.In this paper,the correlation between urbanization and housing price in China is discussed and analyzed,and the change trend of housing price is fully grasped,so as to ensure the organic coordination between the real estate industry and urbanization development,which has strong practical significance for promoting social economy and regional construction.This paper mainly studies from two aspects,one is the regional difference of urbanization’s impact on housing price,the other is the overall law of urbanization’s impact on housing price.First of all,in order to have a full understanding of China’s urbanization level,this paper selects 286 cities in China from 2011 to 2019 as the research object to carry out research work,and builds a comprehensive evaluation model of urbanization level.In the process of calculating the urbanization level of cities in each year,the principal component analysis method is used comprehensively.TOPSIS method was adopted to calculate the land urbanization of these cities,and extreme value method was used to classify the urbanization levels,including the following levels: low level,medium low level,medium level,medium high level and high level.The comprehensive level of urbanization of these cities was determined,and the ranking was made according to the comprehensive score.Secondly,it is concluded that the real estate prices in different regions have the characteristics of mutual influence,and the housing price has the property of spatial correlation.In the process of discussing the influence of urbanization on the housing price,the influencing factors of spatial correlation should be fully considered.Based on this,this paper first calculates the average selling price of each region from 2011 to 2019,taking the selling price of 2011 as the base price,and then calculates the Moran index of each year and the Moran index of the average selling price of this period by subtraction.The local spatial autocorrelation and global spatial autocorrelation of housing price are verified.The results show that there is no spatial autocorrelation and the spatial autocorrelation of dependent variables may be reflected by independent variables.Finally,it is concluded that the housing price of different regions in China has spatial global autocorrelation.After introducing this attribute into the model,it is found that urbanization can promote the increase of housing price to a certain extent,but the decisive factor of housing price change is supply and demand.It can be seen that the fundamental reason for the rapid rise of housing price is not the rapid development of urbanization.Urbanization development has different impacts on housing price in different regions.The impact of urbanization on housing price in central and western China is weaker than that in eastern China,but the impact of urbanization in central and western China is gradually closer to that in eastern China.It can be seen that the higher the level of economic development is,the more significant the impact is.However,in the context of the rapid development of new urbanization,the real estate industry in small and medium-sized cities rises rapidly,and the influence of urbanization on housing price in these cities gradually increases.
