In the urban economic construction,the real estate market gradually has a decisive impact on the national economy.Therefore,the hot and cold of the property market and the decline in housing prices have become a hot spot for people from all walks of life.Due to the complexity of the factors affecting the real estate market,house prices are characterized by regional differences both in time and space.This article uses the data on housing prices in Xi’an from2014 to 2018 at the time level to classify the macro-influencing factors into macro-economic influencing factors,supply-demand influencing factors and social urbanization level influencing factors.The data of 1,276 residential quarters was crawled,five micro-characteristic variables were determined,and the Hedonic characteristic price model and geographic weighted regression model were established.At the same time,the Xi’an residential price database was established with GIS tools,and then Arcgis 10.2 spatial analysis tools were used to study the spatial evolution of housing prices in Xi’an.The results show that: First,the housing price in Xi’an has maintained an overall growth trend from 2014 to 2018.Since 2016,the growth rate has been much higher than that of the national housing price increase.By the end of 2018,the highest housing price in Yanta District;Second,in all among the influencing factors studied,demographic factors,GDP per capita,and income from state-owned land sales among macroeconomic and supply-demand influencing factors are most closely related to housing price fluctuations.The greening rate and floor area rate are the most spatially different in terms of spatial distribution.The impact is also the most significant;Third,the overall spatial distribution of housing prices in Xi’an shows a decreasing pattern from the center to the surroundings,and there is a large gap between the north and south and the city center.
