Land use right value is the core of real estate value.Real estate without land use right value is nothing but cement forest.It has become an inevitable trend in the development of the industry to further improve the evaluation method,eliminate subjective factors in the evaluation process,and increase the accuracy of evaluation results.Using the improved market comparison method of grey correlation analysis and cluster analysis to evaluate the value of land use right,from the perspective of evaluation industry,is helpful to develop and perfect the theory of market comparison method of land valuation in China,reduce the influence of the subjective factors of appraisers in the evaluation process,and improve the accuracy of evaluation results.This paper takes the 2020-177 plot of Zhuzhou City as a case for research and analysis.The full text consists of five parts,including four chapters and the conclusion part.which systematically expounds how to improve the market comparison method and demonstrates it by examples.The first chapter starts from expounding the research background and significance of the article,then reviews the relevant scholars’ research history and achievements of land use right valuation,and finally gives a comprehensive description of the research idea and methods of this paper.The second chapter determines the theoretical basis of this paper,including land use right theory,market comparison method theory,cluster analysis theory and gray system theory.The third chapter takes the 2020-177 plot of Zhuzhou City as a case,and analyzes the defects of the traditional market comparison method in the evaluation practice by studying the actual evaluation process,combined with work experience.The fourth chapter is aimed at the problems existing in the market comparison method proposed in the third chapter,and puts forward the idea of reducing the interference of the subjective factors of evaluators by integrating the idea of cluster analysis and grey correlation analysis.And take the evaluation example as the research object to carry out the verification evaluation,and make a comparative analysis with the previous evaluation process and results.It turns out that the improved evaluation model can significantly reduce the error between the evaluation result and the final transaction value,and is more in line with the current market.The result shows that if the traditional market comparison method is integrated with the idea of cluster analysis and grey correlation analysis,it can effectively reduce the interference of the evaluation results by the subjective factors of the evaluators in the evaluation process,and make the evaluation of land use right more scientific and accurate.
