With the acceleration of my country’s urbanization process,a large number of young labors have flowed into major cities with developed economies,and people’s demand for urban housing has increased;The scale of the housing rental market continues to expand.Guangzhou Yundong Property Management Co.,Ltd.(hereinafter referred to as "Yundong Company")has formed a team to carry out apartment business since 2011.After more than 10 years of serious operation,Yundong Company’s long-term rental apartment business has covered major cities in the Pearl River Delta.The operation is in good condition and the development potential is huge.However,with the increasingly fierce competition among companies in the industry,Yundong is also facing huge challenges in its development,and it is urgent to carry out strategic transformation and upgrading.This article takes Yundong Company as the research object,and on the premise of in-depth communication with the management personnel of Yundong Company’s long-term rental apartment business,sorts out and summarizes the relevant data of the company’s apartment business and the current development status of the entire field.Explore and summarize the issues in the current stage of the company’s development.For example: a single profit model,serious homogeneity of apartment products,lack of financing channels,low rental renewal rate of tenants,etc.In response to the above problems,this paper uses the PEST analysis method,Porter’s five forces model,and VRIO analysis model to systematically analyze the internal and external and industry environment of Yundong Company,clarify the opportunities and threats faced by the company,and conclude that the company’s development advantages and disadvantages.Then use the SWOT analysis method for strategic matching,and formulate the company’s overall development strategy based on the actual development of Yundong Company.Finally,after determining the short-term and long-term development goals,promote relevant measures to ensure the implementation of the strategy to ensure that the company’s development strategy can be effectively carried out and achieve the company’s established strategic goals.By studying the selection and formulation of the development strategy of Yundong Company,we hope to complete the transformation and upgrading of the company’s strategy,break the limitation of long-term rental apartment enterprises that only operate apartment business,and realize the diversified development of the enterprise.In addition,this article plays a certain reference role in the development strategy selection and formulation of long-term rental apartment companies in similar situations.
