In recent years,with the rapid development of our economy and the acceleration of the urbanization construction,the real estate industry has experienced rapid development,and the housing loan business volume of the bank is also increasing.At the same time,the bad loan situation of the housing loan business also occurs frequently.The risk of overdue borrowers,the risk of default of developers is increasing,and the risk of loan suspension of bad end buildings is gradually exposed.All kinds of risks have brought negative impact on the sustainable development of banks and the stability of the financial market.How to increase the risk control of the housing loan business has become an urgent problem to be solved.This paper takes the risk management of the housing loan business of Zhengzhou Branch of P Bank as the research object.Zhengzhou Branch of the bank started to study the risk identification,risk analysis,risk assessment,risk control and risk prevention of the housing loan business.Secondly,the paper classifies the risk of the housing loan business of P Bank Zhengzhou Branch,studies the risk of developer,borrower,bank operation risk,mortgage implementation risk and epidemic risk,and makes a comprehensive analysis and summary of the risk management status of the housing loan business of P Bank Zhengzhou Branch.Through the research,it is found that the following problems exist in the risk management of the housing loan business of P Bank Zhengzhou Branch: the strategic goal focuses on the development of the business and ignores the risk management;Lack of experience for new employees in risk management department;There are hidden risks in the operation process;Post-loan management cannot form a closed loop.According to the results of the questionnaire and the field survey,the causes of these problems mainly include: the risk management system is not sound enough;Insufficient training of housing loan risk management staff;There are loopholes in loan process risk management;The management of collateral is not strict.In view of the deficiencies and causes of the current loan business risk management of Bank P Zhengzhou Branch,this paper puts forward the following countermeasures: establish a housing loan business risk management committee with the branch president as the chairman and the bank leader in charge of risk and market as the deputy chairman to promote the deep integration of risk and market lines and improve the risk management level of Bank P Zhengzhou Branch;Improve the design of compliance assessment indicators and strengthen the risk prevention and control ability of employees;Optimize all processes of housing loan business,do a good job in risk control before,during and after the loan,guide relevant business personnel to improve their awareness of risk prevention,control business risks at the front end,and do a good job in risk prevention;Do a good job in external risk monitoring and management of cooperative institutions,focus on the risk of collateral and the replacement of mortgage warrants,so as to realize the overall control of the risk of housing loan business.The research in this paper can combine the risk management practice of Bank P Zhengzhou Branch,improve the bank’s ability in personal housing loan business risk management,and use extensive data collection and data analysis to establish a more reasonable risk assessment and control system for it,so as to improve the bank’s operating level and market competitiveness in the field of personal housing loans.In addition,this study can also provide reference and reference for the risk management of other banks’ personal housing loan business.
