In 2020,the total added value of the real estate and construction industries was about14.8 trillion yuan,accounting for 14.5% of the total national economy,ranking third in the industry and being the main force driving the economy.However,significant changes have taken place in the real estate industry since 2021.Since July,many real estate enterprises have encountered financing difficulties,and defaults have been continuously exposed.Buyers have maintained a wait-and-see mood.Real estate sales in most cities across the country have experienced a precipitous decline,and until now,they are still in a frozen state,with only a few cities experiencing a rebound in real estate sales.With the expansion of the scale of real estate trusts,various risk issues are gradually emerging.The delayed redemption of departmental real estate trust projects has had an irreversible negative impact on the entire investment environment,and has also caused losses to the trust principal’s funds.Therefore,the importance of risk management in real estate trust business is highly valued.With the limited financing limit of trust companies and based on the structured market in recent years,BS Trust Company established the Real Estate Business Unit in 2018 to adapt to development,and began the professional transformation of real estate business.With the regulation of the real estate market,the real estate industry has undergone significant changes,and the financial problems faced by real estate enterprises are becoming increasingly severe.Some well-known top real estate enterprises have defaulted and become thunderstorms,and various trust companies are preparing to start a new round of transformation and attack for the real estate trust business.This article takes the real estate trust project of BS Trust Company as the research object to conduct investigation and research on the existing risk situation.Firstly,the corresponding risk indicator system is constructed through literature review,expert survey,and field research methods.Then,the corresponding weights of each indicator in the indicator system are calculated and determined using Analytic Hierarchy Process(AHP)and expert survey methods.Finally,the risk level is comprehensively evaluated using fuzzy comprehensive evaluation method.Comprehensive use of quantitative and qualitative methods to evaluate the risks existing in the real estate business of BS Trust Company and issue evaluation results,and propose risk management optimization suggestions to improve the comprehensive ability of real estate trusts to cope with risks,provide reference significance for similar trust companies,provide assistance for the business transformation of trust companies,and find a way to tackle the transformation of real estate private equity.
