| According to the data of the National Economic and Social Development Statistical Bulletin in 2021,the total output value of the national construction industry enterprises in2021 was 29.3 trillion yuan,grew 11.04% year on year.From the composition of the national construction industry enterprises housing completion area,residential completion area accounted for the largest proportion of 66.26%,the real estate economy is both an important part of the national economy and an important engine of GDP growth.The sustainability and smooth development of the real estate economy has an important impact on the steady and positive development of China’s social economy.With the intensification of industry competition and the increasingly strict regulation of the real estate industry by the state,the development of the real estate industry has entered a stage of transformation.The traditional era of relying on the rise of housing prices to maintain profitability has passed,and the formation of competitiveness through enterprise refinement management has become an important development direction.In this context,the cost management of real estate enterprises has become an increasingly important transformation direction.H Real Estate also faces development problems.The purpose of this study is to sort out the theoretical basis of the current situation and development trend of cost management at home and abroad,combine with the internal and external environmental status of H real estate company,optimize and improve the cost management related business based on comprehensive interviews with relevant personnel and field research of cost management business,and formulate corresponding implementation strategies and safeguard measures for the implementation of the improved cost management.According to the demonstration and analysis of the optimized cost management strategy,it is concluded that the optimized cost management has many advantages: improving the operation efficiency of the enterprise,ensuring the development quality,reducing the development cost,shortening the development cycle,etc.,to form the unique competitive advantage of the enterprise.Through the optimization and adjustment of the cost management strategy of H Company,this study helps the company to explore the sustainable development direction of the company through internal cost management means in the face of severe external challenges in the real estate industry.Of course,this study can also provide a reference for the same industry in terms of cost management. |
