With the maturity of Internet technology,the shared accommodation industry has also developed rapidly.From a domestic perspective,according to data from the China Tourism and Homestay Development Association,the rise of online homestays in my country in 2012 increased from 470 million yuan to 14.56 billion yuan in 2017.,At the same time,in 2017,the online short-term rental of Chinese homestays reached a blowout stage,and the transaction volume growth rate reached 70.6%;and the transaction scale of the online homestay booking market also reached 20 billion yuan by 2021,of which the scale reached225 in 2019 billion.From 2016 to 2020,both the transaction volume of shared accommodation and the number of emerging listings have grown tremendously.Among them,the number of houses has increased by 970,000 units in 4 years,which are 590,000 units in2016 and 1.56 million units in 2020.At the same time,in July 2020,the National Development and Reform Commission and other 13 departments issued the "Opinions on Supporting the Healthy Development of New Businesses and New Models,Activating the Consumer Market and Driving Employment Expansion",which clearly proposed to encourage intelligent upgrades and business model innovations in the fields of shared accommodation and cultural tourism.,develop new ways of life consumption,and cultivate online high-end brands.Encouraging the development of "shared accommodation" was first written into a Chinese government document.Shared accommodation has achieved considerable development and rapid growth both in the world and in China.From a foreign perspective,according to the Airbnb prospectus data,as of 2020,Airbnb has spread across220 countries,100,000 cities,and has 4 million hosts and 7.4 million listings.During the Spring Festival of 2020,landlords of shared accommodation in my country experienced an unprecedented panic.Because of the outbreak of the new crown epidemic in my country and the home-sharing of all people has brought heavy damage to my country’s shared accommodation industry,it was once considered a zero industry.According to the "China Shared Accommodation Development Report 2020" released by the State Information Center,since the outbreak of the epidemic in February 2020,my country’s shared accommodation has dropped by an average of 60% compared with the previous year in terms of transaction volume,number of orders,and number of people received.According to Airbnb’s official website,in March 2020,Airbnb ’ s bookings in the Chinese market and the US market dropped sharply,respectively,compared with January’s bookings decreased by 96% and bookings dropped by 80%.At the same time,US states have adopted strict epidemic control policies.And the measures caused Airbnb’s US business to enter a freezing period in April,close to zero.Platform transactions have almost lost short-term rental income.Due to the huge impact of the epidemic on the homestay market,on May 5,2020,under the background of the founder Brian Chesky’s announcement of layoffs in 24 countries around the world,nearly 2,000 employees will lose their jobs,accounting for 7,500 of the total number of layoffs.25% of the employees,according to estimates,may lose 1 billion US dollars in the first half of the same year.With the global outbreak of the new coronavirus in 2020 and various industries entering the "post-epidemic era" for a long time to come,shared accommodation,as an innovative industry developed on the basis of the sharing economy,faced challenges before the outbreak With a huge "trust crisis",the important role of trust in the sharing economy has been fully affirmed by scholars.Only when sufficient trust is established between the participants of the sharing economy can transactions be concluded.Therefore,under the background of the postepidemic era,this study conducts analysis and research on the huge perceived risk of trust in shared accommodation.And through the collection of review text content of the originator of the online short-term rental platform "Airbnb" as the basis of data analysis,the super hosts(4.3-5.0 points)for 200 high-quality housing sources around the world are from: "London,Paris,Rome,Edinburgh,Taipei,Hong Kong,Tokyo,Bangkok,Seoul,New York,across 3continents,a total of 21,500 positive reviews and 15,800 negative reviews(below 4.3 points)were analyzed to establish a scale and form questionnaire items,and at the same time through the questionnaire The three research methods of survey,expert interview and quantitative analysis are used to demonstrate.Through the research of this paper,it is found that" emotional value,experience value,interaction value,and platform value,the four major values affect the trust perception of shared accommodation in the post-epidemic era.There is a positive correlation.Among them,the questionnaire is in the form of AB rolls for two-line research on ordinary homestay residents and senior residents,and normal analysis,singlesample T test,reliability and validity of the recovered data,and 10 shared accommodation experts.Conduct interviews,summarize and summarize the content of interviews with experts for thesis argumentation.Combined with data regression based on grounded theory,a regression scale was established,and strategies were proposed from three aspects,namely 1.The strategy proposed from the national level is mainly reflected in industry supervision and policy formulation in the context of the shared accommodation era;2.From the The strategy put forward by the society and the shared accommodation platform is mainly manifested in the fact that the society must have a correct understanding of this industry,and the platform must release authentic and reliable information so that guests can learn as much as possible about the housing source and the landlord ’ s information;3.From the perspective of Landlords and residents put forward strategies at the individual level,mainly manifested in the need to reflect the interaction value and enhance the experience value between landlords and residents,so as to enhance mutual understanding,enhance mutual trust perception,generate loyalty and stickiness,and continue to repurchase.It can better solve the problems caused by the crisis of trust perception and the reduction of service quality brought about by the post-epidemic era of shared accommodation in my country.
