In 2020,many long-rented apartment companies headed by Danke Apartments faced financial difficulties and closed down,pushing the risk of thunderstorms in the long-term rental market to the forefront.Most of these companies provide tenants with "rental loans" as a means of instalment payment for rent,in order to obtain funds for the expansion of the scale.Therefore,this article takes the Danke Apartments as an example to discuss and analyze the financial risks that "rental loans" will bring to long-term rental companies,and propose corresponding risk prevention measures.The thesis research is based on the development status of long-term rental apartments and rental loans,combined with financial risk related theories,and analyzes the financial risks of long-term rental apartment projects embedded in rental loans.The thesis takes Danke Apartments as an example,because Danke Apartments is a listed company,which is highly recognized in the country and ranks high in the market.The excessive use of rent loans in 2020 will cause a series of group risks,which has a certain degree of researchability.Danke Apartments adopts the "long-term rental apartment+rent loan" operating model,which is essentially a circular model in which operators use prepaid rents obtained from commercial banks in advance by tenants to seize market listings,and then obtain prepaid rents after leasing.This operating model uses the financing attributes of "rental loans" to accelerate the exposure of the business model risks of the long-term rental industry.The thesis proposes preventive measures against the prominent financial risks in the industry that rely on "rent loan financing operations.From an internal perspective,long-term rental apartment companies need to first conduct risk assessments of themselves,subdivide the market,and gradually develop in the direction of centralized,professional,and branded operations,focusing on brand credibility;long-term rental apartments not only need to improve financial risk prevention to strengthen the awareness of control and strengthen the internal construction of enterprises,it is also necessary to make good investment management risk control decisions and strictly control liquidity risks.In terms of external supervision,the government not only needs to clarify the information disclosure and notification obligations of service providers,and perform comprehensive notification obligations to tenants and the public who use rental installment loans to make market information more transparent.It also needs to fill in the shortcomings of regulatory policies and implement them.Implement and clarify business regulations,so that companies can get rid of excessive reliance on rental loan financing,and standardize the "rent loan" platform.
