Long term rental apartment is an emerging industry in China’s housing rental field in recent years.In order to meet the expanding rental demand of domestic first tier cities,the state has vigorously supported the housing rental market since 2015,and the central government put forward the concept of "house is for living" at the end of 2016.In 2017,all localities intensively issued real estate market regulation policies to vigorously develop the rental market.In the same year,nine ministries and commissions issued documents to pilot in 12 cities such as Guangzhou,Guangzhou took the lead in launching the initiative of "the same right to rent and sell" to protect the interests of renters,followed by the introduction of rental development policies in more than 50 cities such as Shenzhen and Wuhan.The time came to 2019.After the brutal growth in the first two years,long-term apartment enterprises slowed down their expansion,and the phenomenon of survival of the fittest among enterprises intensified,from Crazy influx to short-term liquidation.It is an inevitable process for the long-term rental apartment industry to mature.In 2020,the global epidemic broke out,the domestic long-term rental apartment industry entered a period of in-depth adjustment,small and medium-sized institutions closed down,and the leading enterprises contracted their scale and adjusted their product models.From the first quarter of 2020 to 2021,the domestic epidemic has been controlled,but the regional epidemic still poses challenges to the development of the industry.In the long-term rental apartment industry,"Thunderstorm" and"running away" are often reported in the newspapers.The direct causes of this phenomenon are often "capital fracture","no money",etc.it can be seen that the capital management of long-term rental apartment industry is extremely important.This paper takes Danke apartment as the research object,based on the relevant theories of strategic management,capital management and cash flow management,and adopts the research methods of literature research,case management and comparative analysis.By analyzing the definition and identification of capital risk,the management and effect of operating cash flow in the capital management function of the company,this paper introduces the capital management comparison of long-term rental apartment enterprises in mature markets in the United States and Japan,this paper summarizes the advantages and disadvantages of the company’s capital management,reveals the capital risks it has faced,puts forward the requirements of doing a good job of capital management in the mature period of the long-term rental apartment industry,and lists the capital management measures required to deal with the cash flow crisis,so as to escort the healthy growth of the enterprise.
