With the continuous improvement of people’s living standards,the concept of residence is no longer limited to reinforced concrete buildings to the community owners now.And the property management services have attracted more and more attention from owners.If property management companies want to go the forefront,they must improve the quality and mode of property services.Accurately improving the satisfaction of owners is the primary task.By formulating a reasonable satisfaction improvement strategy,it will provide support to solve the property companies problems,and improve the satisfaction of owners of A community,as well as to improve Anshan YJ property management,gain industry reputation and consolidate market position.This article uses interview method and questionnaire research method to investigate the satisfaction of owners of Anshan YJ Property A community.On the basis of customer satisfaction theory and customer satisfaction theoretical model,with the owners of Anshan YJ Property A community as the research object,through the design,issuance and recovery of customer satisfaction survey questionnaires,the reliability and validity of the survey results are analyzed.According to the survey of the results is to study the overall evaluation of the owner’s satisfaction,and the problem of the lack of satisfaction of the owner is studied according to the analysis of the impact of the owner’s characteristics on the satisfaction.Firstly,through the analysis of the causes of customer satisfaction problems,the following reasons are found:poor maintenance service management quality,untimely maintenance of equipment in the park;weak service awareness of property staff and lack of initiative in reception;low management level of property staff;property management system not sound and the mechanism lacks perfection.Secondly,the corresponding improvement strategy is proposed by subdivided indicators at different levels,so as to realize the directional improvement strategy research on the problems with lower scores in the owner’s satisfaction questionnaire.Fundamentally improve the property maintenance service quality of A community,strengthen the environmental management of A community,improve the safety management of A community,optimize the service management of A community,pay attention to the overall management of A community and enhance the comprehensive cultural management of A community.Finally,by enhancing the attention of YJ property management company’s senior executives,a sound and complete property company management system,and sufficient funds and housekeeping guarantees to ensure the implementability of the strategy,starting with organizational guarantees,system guarantees and resource guarantees,it is important for the smooth implementation of community owners’ satisfaction,to ensure the effective implementation of the improvement strategy,and fully guarantee the implementation of the owners’satisfaction improvement strategy of Anshan YJ Property A community.
