With the rapid development of the long-term rental apartment industry,its market scale is constantly expanding,but the risk of the long-term rental apartment management platform is also increasing.In 2018-2021,a total of 32 parent condominium enterprises went bankrupt due to the financial crisis caused by the break of the financial chain.Based on this,this paper collates and analyzes the relevant issues,and combined with relevant theories,take eggshell apartment as an example,to evaluate and prevent the financial risks faced by long-term rental apartment in China.First of all,through the domestic and foreign on the long-term rental apartment related to the financial risk of literature analysis,to understand the domestic and foreign scholars on the financial risk of long-term rental apartment research status;Secondly,based on the comprehensive risk management theory and internal control theory,it analyzes the broad financial risks faced by the long-term rental apartment industry in the development process under the internet financial background,the internal risk includes investment risk,financing risk and operation risk The external risk includes financial legal risk,credit risk,market price fluctuation risk,strong supervision policy risk and interest rate risk,the paper identifies the financial risk in the course of operation,and measures the financial risk of eggshell apartment by AHP and comprehensive scoring method Finally,this paper puts forward specific measures to prevent financial risks in the long-term rental apartment industry.The results show that:(1)the external causes of financial risk mainly include related policy changes,imperfect industry environment,lax capital supervision,the internal causes mainly include the damage of financing channels,blind over-expansion and imperfect internal control;(2)among all the indexes that affect financial risk,exogenous financing,asset-liability ratio and annual rent ratio are the highest,accounting for 27.40%,12.32% and 11.11% of the total weight of financial risk respectively,in addition to strengthening the government’s supervision of the long-term rental apartment industry,improving the industrial development environment and the corresponding business model,enterprises also need to improve the internal control system,innovative financing and profit model,to build a reasonable financial early-warning system. |
