The financing risk of commercial real estate is higher than that of housing industry,because of its high capital investment,long cycle and slow repayment.Some data show that under the current market environment,bank loans,pre-sale fund-raising and self owned funds have become the primary financing methods for project commercial development,accounting for more than 80%of the total funds of developers.Nowadays,the difficulty of real estate developers to obtain loans from banks is increasing year by year,and the national policy supervision has been introduced in succession,resulting in the continuous improvement of the threshold.Under the macro background of the above-mentioned national policies,commercial real estate developers’ requirements for financing enterprises are also increasing,resulting in the financing problem becoming the top problem of enterprise developers at present.Guided by the relevant theories and methods of project financing,combined with the w project of H real estate company,with the help of the existing relevant research results,on the basis of the background of H real estate company and W project,according to the project construction progress planning,the fund forecast and decomposition are carried out;Three kinds of scheme design are carried out around the basic principles of project research scheme design and the actual situation of the project,according to the different factors that affect the project financing scheme,the financing cost and financing rate of each scheme are determined,and the analytic hierarchy process(AHP)model is constructed to analyze the financing cost and risk of different schemes The financing rate is calculated and compared,and the C scheme with lower financing cost and lower financing risk is selected.The C scheme designed and selected in this paper,mainly with loans from China Merchants Bank,with equity financing and company’s own funds,can fully cover the financing needs of W project of H real estate company,effectively control the financing risk and reduce the financing cost,which has high feasibility.It is hoped that the research results and program application of this paper can provide some reference for the future commercial real estate projects under construction,and provide theoretical basis for the financing scheme of commercial real estate projects. |
