After more than 30 years of development,the real estate market has been mature with developing more than 30 years house prices have been rising year by year.In 2016,it is proposed that the house is used to live rather than to invest,which has strengthen the living attributes of the house.It is also required a multi-channel guarantee,renting the housing system,and improve the housing rental market.In the study of urban residential rental space heterogeneous regularity and spatial structure is conducive to the government to strengthen differentiation management of housing sales markets,housing leasing markets.It also helps investors and consumers identify investment departments and can optimize Shenyang Resource allocation of the city housing rental market provides reference.This paper uses the spatial part of the residential price to study the seven main urban residential rental market in Shenhe District,Heping District,Huanggu District,Tiexi District,Hilong District,Hunan District,Shenyang City Object,collect rental data for 500 fixed samples in 2015 and 2019.Using space interpolation technology to analyze rental spatial variation;using geographic weighted regression model to identify spatial factors affecting rent,the main conclusions are as follows:The space pattern of Shenyang residential rent is significantly different.The price of housing rent in the northern region has slowed down,and even a trend of falling;the price of housing rent in the South Second Ring and West Second Ring Road has generally rising.The increase is large,indicating that the urban expansion,the perfect population introduction and infrastructure supporting,urban new district rent prices increase faster.The regression results of the spatial lag indicate that the housing price,land price,distance from the main business district,the main factor affecting the rental space pattern,the closer to the railway station,the greater the residential rent price changes.The housing sales market in Shenyang City and the rental market have transformed each other,but in general,the two are basically relatively independent. |
