Research On The Influencing Factors Of Village Collective Behavior In The Transfer Of Rural Collectively-owned Commercial Construction Land

With the rapid development of urban and rural areas,a large number of land development and space utilization,leading to the extreme shortage of land,rural collective commercial construction land is an indispensable and important resource for urban development in China.Compared with state-owned construction land,the ownership of rural collective commercial construction land belongs to the village collective.Therefore,it is an urgent problem to deeply analyze the influencing factors of the village collective in the circulation process of rural collective commercial construction land.In the investigation,it is found that under the huge trend of market interests,the market phenomenon of private circulation has long been widespread,and the circulation process is chaotic,and there are many problems in the circulation process.This paper studies the village collective behavior in the circulation of rural collective commercial construction land in Shenbei New District of Shenyang city.On the basis of consulting a large number of literature,the subject and ideas of the research are clarified.Four streets and 10 villages(communities)in Shenbei New Area were selected,and the village collective members were taken as the investigation and research objects.The binary logistics model was constructed,and then the influencing factors affecting the village collective behavior in the circulation of collective commercial construction land were analyzed.The research shows that the age,the distance between collective construction land and the county,the surrounding environment of collective construction land,the unreasonable circulation price of collective construction land and the risk of change in living environment,all have a significant impact on the village collective transfer of rural collective construction land.However,the influence of rural collective commercial construction land circulation behavior,such as education level and policy understanding level,is not significant.This paper analyzes the influencing factors of the collective behavior of the rural collective construction land transfer in Shenbei New District,Shenyang city,and puts forward relevant solutions.
