| Since the reform and opening up,China’s society and economy have shown a trend of rapid development.With the continuous improvement of people’s income and the continuous change of living needs,the majority of people have put forward higher requirements for the quality of urban housing.In the past,the construction products of relocated houses and commercial houses have been used for a long time and have been classified into the standard of old residential areas.In the early years,houses often have problems such as low greening rate,imperfect supporting facilities and equipment,large gap of parking spaces and so on,which do not match the basic living needs of residents.Therefore,since 2005,throughout the country,China has taken the transformation of old residential areas as the key task of urban governance and development,and started to promote it.There is no doubt that the impact of community transformation on social progress,people’s happiness and many other fields is far-reaching and huge.Community reconstruction is a complex and long-term livelihood project.In recent years,there are many disadvantages and deficiencies in the property management of old residential areas in various regions in China.These problems have become a difficult problem for the government’s urban management.The property management of old residential areas is difficult.One of the important points is the lack of effective supervision and evaluation.It is also a difficult problem of property management,which is largely caused by the lack of property indicators in performance evaluation.Firstly,by combing and applying the relevant theoretical knowledge,combined with the research situation at home and abroad,this thesis carries out an all-round exploration on the current situation,existing disadvantages and problem causes of the transformation of the old community.Around the transformation objectives and requirements of the old community,this thesis determines the transformation performance evaluation index,establishes the matching evaluation index system,and integrates the content of property management into the transformation of the old community.Secondly,this thesis makes an empirical analysis based on the case of property management in the old community of Taihu street.The empirical analysis results show that there are many problems in the property management of Taihu street.The professional level of property management service is weak,the residents’ care ability is relatively poor,the service reliability is not perfect,the living comfort experience is very poor,the security function of living is not brought into full play,the accidents in the old community are frequent,and there is no sense of security in living.Then,in order to improve the property management service level of the old community,this thesis puts forward improvement countermeasures,including improving the service professionalism,strengthening the level of household care,improving the reliability of service,improving the living comfort of owners,giving full play to the living guarantee function,and strengthening the living safety of the old community.Finally,this thesis puts forward the countermeasures and implementation guarantee for the optimization of property management from seven aspects,introduces the ISO9001 quality management system,implements the "double veto of quality and cost" assessment mechanism,establishes a "gas station" staff training mechanism,establishes a "property management information platform",constructs a service center-community property customer service center,comprehensively integrates and improves the management system,and is committed to the circular improvement of public facilities and equipment. |
