Urban rail transit plays an important role in the national economic life.As a means of transportation across the era,its advantages and characteristics are obvious.The emergence of urban rail transit not only provides convenience for people to travel,but also makes great contributions to alleviating complex urban traffic problems,and has gradually become the main means of transportation for people to choose urban public transportation.Exploring the impact of urban rail transit on the spatial distribution of residential land prices in surrounding areas will help people to deeply understand and understand the spatial distribution,development laws and formation mechanisms of residential land prices.Market supervision provides practical policy reference.This paper uses two perspectives of theoretical analysis and empirical research as the starting point to analyze the impact of rail transit on the spatial distribution of residential land prices.First,after sorting out the relevant literature on the impact of rail transit on residential land prices,the content and research progress of rail transit and land economy are summarized.It is found that from 1980 to 1990,foreign scholars studied the impact of transportation infrastructure construction on society and economy.After entering the 21 st century,the influence of rail transit in a certain urban space has attracted the attention of many scholars.After the opening of the urban rail transit project,the location conditions of the coverage area have been substantially improved,so that various production factors have begun to produce agglomeration effects,and under the influence of consumers’ psychological expectations,the impact mechanism of rail transit on residential land prices has been revealed.This paper will also discuss the spatial expression of the impact of rail transit on residential land prices—the scope and degree of influence.Secondly,this paper takes Nanchang City as the research area,selects the accessibility model based on the Huff model to carry out the empirical calculation of the scope of influence,and uses the GWR model to carry out the empirical analysis of the impact effect after obtaining the corresponding scope of influence.The feasibility of both models in this study was explored.In order to better serve the local government to issue policies and understand the residential land prices in the new urban areas and sub-new urban areas of Nanchang City,this paper takes Nanchang Metro Line 2(the first section)as an example,selects a theoretical model of equal accessibility,and conducts an empirical study.The scope of the influence of Nanchang Metro Line 2 on the surrounding residential land price space,by using GIS and other technical means to create a geographically weighted regression model,to analyze the impact of Nanchang Metro Line 2 on surrounding residential land prices.Finally,by further analyzing the influence mechanism and manifestation of the urban rail transit on the surrounding residential land prices,it can be concluded that:(1)The scope and effect of urban rail transit on residential land prices are two aspects that cannot be ignored.(2)Through the observation of the experimental results of the scope of influence,it is found that the impact scope of each subway station of Nanchang Metro Line 2 on the residential land price along the line is not consistent.also increased.Choosing different modes of transportation connecting to subway stations shows different impact values.(3)After the empirical analysis of the influence effect,it can be seen that the numerical value of the influence effect of Nanchang Metro Line 2 on the residential land price along the line will change within a certain range,and the average value is:-2345.786.And it is found that even within the same regional sector,due to the influence of surrounding supporting facilities,project engineering,and living environment,the direction of the impact of subway lines on land prices is not the same.Observing the output results of the geographically weighted regression analysis of the spatial effect,it can be seen that the absolute value of the impact effect value gradually increases with the distance from the urban fringe area.Therefore,the non-stationarity is the effect of Metro Line 2 on the surrounding residential land prices.Influence the characteristic performance of the effect in space.
