As a new type of travel choice for people,urban rail transit is an important part of the urban public transport network.Urban rail transit has a wide range of radiation and has significant external effects.Real estate projects near the sites along the route are direct beneficiaries,but urban rail transit construction is facing financial pressure.At present,the extermal benefits of urban rail transit cannot be accurately measured,and the internalization mechanism of external benefits is still not sound.Post-evaluation of rail transit projects is not accurate for external benefit calculations.Therefore,it is necessary to measure the spillover benefits brought by urban rail transit and estimate the impact of traffic on real estate prices.Based on a large number of studies at home and abroad,this paper summarizes the research progress of the impact of rail transit on real estate prices,determines the theoretical model of equal accessibility and the geo-weighted regression model as the key methods,and demonstrates the applicability of the model.The influence mechanism of urban rail transit on housing price and its spatial expression are analyzed.The study of the spatial impact range borrows the theoretical model of accessibility equality,and takes the Beijing Metro Line 7 as an example for empirical research.By constructing a geographically weighted regression model and using GIS technology,the paper analyzes the influence degree of Beijing Metro Line 7 on the surrounding residential price,and presents the spatial distribution of the effect in the form of a visual grid.The analysis of the impact mechanism shows that the impact of urban rail transit on residential real estate prices is at least reflected in both the scope of influence and the degree of impact.Through the empirical analysis of the scope of influence,it is found that the influence radius of each station of Beijing Metro Line 7 on residential real estate price is different,and the overall situation shows that the radius decreases with the decrease of the distance from the station to the central point.In addition,the size of the impact radius of the urban rail transit station is also related to the mode of travel.The empirical results show that the radius of the impact of the site under the bicycle connection mode is 1.4 to 1.8 times that of the pedestrian connection.Through empirical research on the impact effect,it is found that the effect of Beijing Metro Line 7 on residential price has a variation within a certain range,and even the direction of urban rail transit on the price of sample points in different locations is also inconsistent In the spatial distribution of coefficients,the absolute value of the coefficient tends to be larger near the suburb,indicating that the effect of the effect is spatially unstable.The research in this paper has very important theoretical ana practical significance.In practice,it can provide corresponding suggestions for the government,developers and buyers;in theory,it enriches the theoretical system of the impact of rail transit on real estate value.15 Figures,16 tables,65 references.
