| "One can’t make bricks without straw".The real estate corporations cannot survive and develop without projects.The real estate industry is a capital-intensive industry,especially when companies acquire residential projects they have to pay huge land fees and taxes.For real estate enterprises,especially small and medium-sized real estate enterprises,it is more important to improve the selection ability of residential projects.At the same time,the ability of selecting residential project is the core competitiveness of enterprises.The real estate industry has both favorable and unfavorable impacts on economic and social development of China.The main adverse effect is the excessive growth of housing price,which has seriously negative effects on the living standards of residents.In order to promote the development of the real estate healthily and stably,the state put forward the concept of "housing rather than speculation".After the idea,the government’s regulation of the real estate industry is more rigorous.Under the research background,the author expounds the current situation of residential project selection in corporation L after analyzing the content and characteristics of real estate investment decision.The author finds the problems in the selection method of residential projects through the case and then proposes optimization measures after the in-depth analysis of the causes of the problems.The selection of real estate residential project is a complex process with considering many factors.However,when company L makes decisions,it often takes financial indicators and other quantifiable factors as the basis,while ignoring some important quantified qualitative factors.By introducing AHP analytic hierarchy process(AHP),it will improve the accuracy of decision-making through carrying on quantitative analysis to the important qualitative factorThe investment of real estate residential projects is irreversible,the products are fixed and immovable,and the market is relatively independent.Therefore,we should constantly improve the ability and level of enterprise housing project selection and decision-making.This not only improves the management ability of enterprises,but also helps improve the utilization efficiency of the country’s land resources. |
