Study On Risk Management Of Resettlement Housing Project In Haoyuan Village,Guoli Town,Zibo City

As the development and construction of new urbanization in our country is faster and faster,and the scale is also expanding,the land expropriation and demolition and resettlement of original residents in the development area are also more and more frequent.The acceleration of urban modernization and the expanding demand for infrastructure construction are bound to bring more land expropriation and demolition projects,accompanied by the development of more and more resettlement housing projects.So far,the risk problems caused by land expropriation,demolition construction process,resettlement compensation and resettlement housing community operation have always been important frontier research and practical problems in the field of stability maintenance and risk research of local governments.The purpose of this paper is to assess the risk factors that may occur in the resettlement housing project,and formulate the risk management countermeasures of the resettlement housing project in combination with the actual situation of the resettlement housing in Liaocheng City,so as to control the risk of the resettlement housing project.This paper mainly starts with the risk management of the resettlement housing project in Haoyuan village,Guoli Town,Zibo City,and studies its identification,evaluation and countermeasures.The key research contents of this paper mainly include the following processes: first,briefly describe the research development background and research significance of this paper,introduce the research status at home and abroad,determine the research objectives and contents,and formulate the research methods and technical routes.Then,it expounds the relevant theoretical basis and basic concepts used in the research.Secondly,it introduces the general situation of the resettlement housing project in Haoyuan village,Guoli Town,Zibo City,preliminarily identifies the risks on the basis of decomposition analysis method and literature analysis method,obtains the initial risk list,and then secondary identifies the preliminarily identified risks through expert investigation method to obtain the list of risk factors.The weight value of all identified risk factors is determined by entropy weight method,and then the risk factors are comprehensively evaluated combined with grey theory method to calculate the risk evaluation value of all risk factors.Finally,aiming at the key risk influencing factors of the resettlement housing project in Haoyuan village,Guoli Town,Zibo City,this paper puts forward relevant countermeasures and suggestions,which provides working ideas and theoretical guarantee for the effective risk management of the project.According to the calculation results of the risk assessment value of the project risk factors,formulate countermeasures and suggestions for the key risk indicators of the project.In the stage of requisition and relocation compensation,establish a linkage mechanism,strengthen supervision and give full play to Party A’s rights.In the construction stage,optimize the financing structure and control the investment in the construction stage;BIM calculation is introduced to systematize the working process.In the stage of relocation,resettlement and operation,strengthen household acceptance and repair defects in time;Reasonably improve the distribution mechanism and scientifically arrange the distribution opportunity.This study provides theoretical support for the risk management of the resettlement housing project in Haoyuan village,Guoli Town,Zibo City,and provides reference for the risk management of similar projects by the government and Party A’s development company.
