In recent years,with the continuous improvement of the indemnificatory housing system,the rapid development of the industry and the government’s macro-control measures,it has attracted the key attention of potential consumers,among them,more than half of the joint-property rights housing projects are significantAs a city with its political particularity and economic importance,Beijing started the joint-property right housing project earlier.Since the implementation of the construction in 2013,the project has developed steadily and continuously optimized and upgraded.By the end of June 2021,Beijing had supplied 77 joint-property right housing projects,which can provide approximately 79,000 housing units.joint-property right housing projects have played a significant role in meeting the housing demand of new Beijing residents and helping the stable operation of housing prices,and have important policy implications for large cities with a net inflow of population.Therefore,it is of great theoretical and practical significance to study the influencing factors and supply mechanism of joint-property right housing demand in Beijing.This research takes the relevant data and indicators related to 26 joint-property right housing project in 13 different regions of Beijing from 2018 to 2020 as examples,and makes statistical and sociological analyses from the demand side and the supply side respectively.The conclusions are as follows:Firstly,after sorting out domestic and foreign research,it is clear that this research adopts the theory of joint-property right housing and statistical analysis method,based on the knowledge of the real estate economics methods,and based on the knowledge of real estate economics,divides the primary indicators of demand influencing factors into three aspects:population structure,purchasing power,and macroeconomics Based on this,combined with the status situation of the development of joint-property right housing in Beijing,14 secondary indicators of demand influencing factors have been determined.Secondly,on the basis of preliminary screening by using grey correlation analysis,using SPSS22.0 software for statistical analysis and model selection,after PCA,it is concluded that the increase of the accumulated value of per capita consumption expenditure will reduce the sales area of common property housing,which is caused by consumption transformation.The increase in the cumulative value of the sales of existing commercial residential houses will increase the effect of the financial related nature of the real estate market on the sales area.Thirdly,from the supply side,the advantages and disadvantages of the existing mechanism of jointly owned housing at home and abroad are sorted out.On the analysis of the characteristics of the existing supply mechanism in Beijing,AMOS software is used to obtain path analysis parameters,and the directional relationship between the proportion of independent property rights,Beijing nationality restriction,housing type allocation policy,construction and development and sales ability is obtained.Reasonable construction of supporting facilities to avoid crowding effect;Diversify supply model,establish effective supervision and management mechanism;Suggestions on reducing household leverage ratio and exerting political and economic regulation.
