The real estate industry plays an important role in the development of China’s national economy,which is related to the improvement of people’s quality of life and the stability of economic order.Over the past three decades,domestic real estate enterprises have experienced rapid development.They obtain huge profits through the mode of high turnover and high leverage.Due to the extremely high profit margin of the industry,they are favored by financial institutions,so they can obtain the funds required for development by relying on a single financing method for a long time.At the same time,the problems accumulated in the industry for a long time have become increasingly prominent,which has had a negative impact on the national economic development,financial stability and people’s livelihood.Therefore,in recent ten years,the state has carried out regulation and rectification on the business behavior of real estate enterprises in multiple dimensions,such as financing,land acquisition,sales and payment collection.2021 is a year of deep reform for the real estate industry,and real estate enterprises have experienced unprecedented severe challenges.In this case,real estate enterprises are generally facing difficulties in financing,high cost and single channel.Keeping cash flow has become the top priority of enterprises,and the key to breaking the situation is to solve the financing problem.In the new situation of "no speculation in housing and housing",the regulation will continue for a long time.As participants in capital intensive industries,it is urgent to explore new financing methods with low cost and low risk,open up financing channels and improve the financing structure.J real estate group,as a well-known listed real estate enterprise in China,its financing mode is typical and has attracted extensive attention in the industry.Taking J real estate group as the main body,this paper studies the financing mode of J real estate group by using various analysis methods such as field investigation,qualitative and quantitative analysis,analyzes its financing environment and financial situation,reveals the corresponding changes in the financing mode of the group in different development cycles,summarizes the merits and existing problems of its financing mode,and finds out the causes of the problems,Finally,it puts forward some suggestions to optimize the financing mode from the perspective of government decision-making and enterprises themselves.
