With the rapid development of my country’s society and economy and the reform of the system,the population flowing into cities is increasing year by year.On the one hand,the housing supply and demand structure of the floating population is out of balance,the housing construction structure is unreasonable,and there are problems such as insufficient supply and mismatch between supply and demand.On the other hand,the state adheres to the residential orientation of housing and the development model of both renting and purchasing,and promotes the healthy development of the real estate industry.By analyzing the housing demand characteristics of the floating population to optimize the housing supply structure,it can not only realize the effective allocation of housing resources,but also allow the floating population to live in the inflow area.Therefore,on the basis of summarizing the previous literature,this paper constructs an analysis framework for housing choice based on relevant theoretical foundations,which is used as the basis for the influencing factors of housing choice.Taking into account the characteristics of the floating population,four factors including individual,family,flow and regional characteristics are considered.And the housing choices of the floating population with different characteristics are also different,so there is an internal stratification phenomenon.On this basis,this paper uses the National Health Commission’s 2017 National Floating Population Dynamic Monitoring Survey data(CMDS)and China Urban Statistical Yearbook data,and uses binary logistic regression analysis to explore the floating population’s choice of housing and its influencing factors,and further divide the floating population according to income level,education level and region to study whether there is heterogeneity in housing choices among different groups.The empirical regression results show that: First,the proportion of floating population renting houses exceeds 70%,and the market housing supply is much higher than the affordable housing.There are certain differences in economic characteristics and spatial distribution between market housing and affordable housing.Second,the impact of the floating population on the choice of renting is as follows: marital status,education level,occupation,household registration,family income,number of co-occupants,household registration,and social integration have a significant positive impact on the floating population’s choice to buy a house;The range of mobility and housing prices have a negative impact on the choice of buying a house.Third,there are certain differences in the housing choices and influencing factors of the floating population in the two supply modes of market housing and affordable housing,which are embodied in gender,education level,occupational characteristics and geographical location.The influence of education level and regional factors is not so significant among the floating population who choose affordable housing.Fourth,there are income heterogeneity,education level heterogeneity and regional differences in the housing choices of floating population,which are mainly reflected in gender and occupational characteristics.On the basis of the empirical results,combined with the development situation of our country,This paper puts forward corresponding countermeasures and suggestions from four aspects:expanding rental housing supply,improving long-term rental policy,strengthening policy coordination,meeting multi-level housing needs,improving human capital,improving payment ability,and selecting suitable housing based on one’s own ability.Improve the housing market,improve the security system,and allow the floating population to live in the inflow areas. |
